Kavai Hills Golf Resort

Straits Suites as the name suggest was conceived as a type of development that is based on “Straits Architecture” borrowing the old colonial style found it both Singapore and Malaysia. The design however is a contemporary interpretation of the colonial style that would suit the modern lifestyle of living in a high-rise mixed development.

The development consist of both a retail and residential component. To create the grandeur of the ‘Straits architecture’ style the entire ground floor was designed as a double volume space with 7.5m floor-to floor heights. This creates statement entrances for the residential towers that comes with its own private drop-off driveway complete with water features to greet the residents and visitors alike. Each tower has its own private lobby consisting of a concierge-like reception that doubles as a security check point to process visitors entering the building. The space also comes with a lounge for residence waiting to meet up with visitors or waiting to be picked up by grab or taxi. As a green development, these lobbies are designed with high ceilings with natural ventilation instead of air conditioning to reduce energy consumption. Instead of glass windows the reception lounges are designed with perforated screens that keep out the weather but allows free flow of fresh air into the spaces.

The retail component on the rear of the site faces the existing BRDB commercial development called Permas Avenue. This strategic location helps enhance the existing commercial shops, restaurants and cafes that are already dotted along the streets of this vicinity. By creating double height ceilings the shop fronts have high frontages and ceilings with some larger units having mezzanine floors overlooking the 10ft wide covered walkway. All the retail units come with black aluminum glazed shop fronts to create a colonial style frontage that would complement and enhance the commercial vicinity of Permas Jaya. The service access and loading bays, refuse collection are discreetly located at the back of the retail units to keep the frontage clean and enhance the pedestrian walkways. The roads are paved instead of premixed to create a Boulevard type feel instead of a conventional shop lot frontage. This makes the retail precinct a premium statement in Permas Jaya which will hopefully attract more high-end cafes, restaurants and shops to elevate the whole precinct. Ample surface carparking are also provided for visitors for convenience of access to the retail.

Levels 1 to 5 are provided with covered carparking for the residents whilst road side surface parking are provided for visitors. Apart from disabled parking, EV charges will also be provided. The carparks are accessed using card access, and the lifts will be also provided with card access for additional security.

Level 6 is where the amenities will be located together with and Olympic length infinity pool. These include a gym that overlooks the pool, a community centre with barbeque facilities for family parties and functions. For larger gatherings a multi-function hall that doubles as a badminton court or other indoor games is provided. Other facilities include a games room for adult and children activities, which are located adjacent to the community centre. Also provided are co-working spaces and meeting rooms, lounges and changing rooms and bathrooms with built-in saunas and a nursery.

There are also 16 ground floor apartment units for those who prefer being connected to the ground and have their own private garden. This would be perfect for senior citizens who prefer not using the lifts and are able to use the facilities which they can access directly and seamlessly from their units.

The landscape plays an important role on this level and consist of 59% of the floor plate. Apart from the main pool which comes with spa seating, a children’s pool with water play area is provided to keep the children occupied. Also there are community pavilions, yoga and Taichi decks with jogging paths, children’s playground, outdoor gym, and resting and viewing decks all fully integrated with lush planting.

 

Level 7 up to 33 consist of the residential units which consist of  Type A (647 sq ft), Type B and B1 (843 sq ft) and Type C (1292 sq ft).

Type A is the smallest unit which is essentially a single bedroom unit with a study that can be converted into a second smaller bedroom. The unit design is based on an open concept living room, dining and kitchen. Also provided are utility yard and aircond ledge that are ventilated through internal courtyards. This keeps the building façade neat and free from unsightly hanging clothes or  air cond units. Type B has the same features however are provided with 3 bedrooms. The other unique feature of these units are that they are arranged in a semi-detached cluster which essentially means each are corner units. Type C, the largest unit is a 4 bedroom unit, with one bedroom designed as a dual key unit with a studio bedroom with a separate entrance. Type C units are also provided with balconies to the living rooms and are all designed as corner units.

 

Straits Suites is also sustainable development and will be submitted for Green-Re certification. The sustainable strategies include passive design to reduce solar gain into the building, use of natural ventilation where possible, low energy LED lights and appliances, rain-water harvesting system, high percentage of landscaped areas, bicycle parking, and use of low VOC materials.
